STRABAG PFS prepares to restructure its client portfolio

  • DTAG service agreement expires after ten years
  • Priority on securing the employment situation
  • Focus on strengthening the sales activities
  • Vienna/Frankfurt, 18 October 2017---STRABAG Property and Facility Services (STRABAG PFS) will end the management of real estate, technical facilities, data centres and cellular towers of Deutsche Telekom AG (DTAG) with effect from 30 June 2019 latest. The corresponding service agreement will expire after a period of ten years. STRABAG PFS’s offer to continue to manage the DTAG properties efficiently, sustainably and at mutually acceptable conditions until 2028 was not accepted.

“We have proven in numerous tenders that we are a capable market participant and that we can assert ourselves against the competition,” says Hannes Truntschnig, member of the management board of STRABAG SE and chairman of the STRABAG PFS supervisory board, with reference to clients such as DFS Deutsche Flugsicherung, Media Broadcast, Telefónica and Vodafone. “We therefore regret the decision by DTAG to choose a different facility service provider. For many of us, the successful partnership-based working relationship goes back a long time,” Truntschnig says. STRABAG PFS, formerly known as DeTeImmobilien, had been a 100 % subsidiary of Deutsche Telekom before its sale to STRABAG in 2008.

The service agreement had been concluded as part of the acquisition and signed for a period of ten years. It comprises all DTAG properties and facilities in Germany. In addition to the commercial building management and the maintenance and repair of building services, the services especially include the leasing and letting of new and existing space as well as the fault-free operation of sensitive technical facilities, above all data centres.

About 3,300 employees, including 800 with civil servant status, work for the DTAG account. “The employment situation must be clarified especially with an eye on social responsibility,” says Truntschnig. The STRABAG PFS group of companies, which also includes DIW Instandhaltung GmbH, STRABAG Facility Services GmbH and STRABAG Residential Property Services GmbH, has over 10,000 employees. A total of nearly 72,000 persons are employed by STRABAG SE. “We are reviewing all options with the hope of keeping the employees and their know-how within the STRABAG Group.”

STRABAG PFS will maintain the clear account structures of its business fields. “Deutsche Telekom is our biggest client. Without this account, our output volume will initially undergo a substantial decline from 2019,” Truntschnig admits. “We muss succeed in strengthening our new business and expanding our existing accounts. The global trend towards the digitalisation of real estate services will play an enormous role in the process.” STRABAG PFS already launched a modernisation programme in 2015 ranging from the introduction of new technologies (e.g. artificial intelligence in property management) to the improvement of the order management (e.g. integrated order management).
